How to rent a property from us

1. Identify a property you would like to rent
(a) What properties are available?
We list properties as Unfurnished, Part Furnished or Furnished. There is no set standard for each of these categories. Ordinarily, Unfurnished Properties are let with carpets and curtains (though they may come with or without cookers or fridges). Part Furnished properties come with some but not all furniture. Furnished Properties will usually have all the basic furnishings but, for example, may come with or without crockery. Interested parties should satisfy themselves as to level of furnishings provided with a particular property prior to completion of the Tenancy Agreement. Unless stated otherwise, additional furnishings will not be provided once a property is let.

(b) When do new properties become available?
Our list of available properties is updated continuously. Printed Lists are available from our office. Any alterations are updated automatically to our website. We maintain a Mailing List so that we can tell you whenever a new property within your search criteria becomes available.

(c) How do you arrange a viewing?
All viewings of all properties must strictly be arranged by appointment through our office. We operate viewings on Tuesdays, Thursdays (evenings during the summer months) and Saturdays. Once an appointment has been made, viewers must re-confirm the appointment by calling our office before 10am on the day of the appointment. Failure to re-confirm may result in our representative not being at the property at the appointed time.

2. Complete a Tenancy Application Form (Download one from here)
(a) What do we do if we see a property that we like?
Each person who wants to live at the property who is over the age of 18 is required to complete an application form. Unless otherwise stated, all applicants must be in full time employment. Full time students may be considered subject to the availability of finance and the provision of a guarantor.

(b) What happens after we have submitted the application?
The Application Form allows us to obtain the landlord’s approval to proceed with the letting. Employer and previous landlord references are taken and a report is obtained from a Credit Agency. Please ensure that you contact your employer and any previous landlord so that these are returned as quickly as possible. Applicants from Overseas will be required to provide a copy of their passport and confirmation of their overseas address and an additional bond may be required.

(c) How do we know that the property is ours?
There is a charge of £35 per person on submission of the application to cover the costs associated with the credit report. Once an application has been accepted, the property is taken off the market and is let subject to the approval of the references. Once an application has been accepted, the Application Fee is non refundable.

3. Complete the Tenancy Agreement
(a) When can we move in?
Once the application has been approved and the landlord’s approval has been obtained, we can proceed to the completion of the Tenancy Agreement. Click for the basic terms of the Tenancy Agreement.

(b) How much do we pay initially?
On completion, you will be required to pay:

  • One month’s rent in advance
  • A Deposit which is equivalent to one month’s rent plus £100
  • A fee of £150 towards the costs of preparing the Tenancy Agreement and Inventory

    (c) What happens next?
    Following completion of the agreement, you will be given keys to the property. We will give you an Inventory recording the general state of the property and listing any contents supplied. You should contact us within 7 days if you do not agree with anything stated within the Inventory. We will also supply you with a copy of the Gas Safety Certificate. Meter readings will be taken and we will inform the gas, electric and water suppliers and the Local Authority that you have moved into the property.
