Rents are quoted for the entire property. On occasions, groups may decide to split the total rent differently so that, for example, tenants with larger rooms pay more. If you are proposing to do this, please let us know when you submit the Tenancy Application so that each tenancy agreement can be completed accordingly.
Deposit
A Deposit is paid equivalent to one months rent plus £50 per person. CP Walker & Son are Members of The Tenancy Deposit Scheme (TDS) run by The Dispute Service. From 6 April 2007, it is law that all deposits held by landlords are protected by a tenancy deposit protection scheme. In accordance with the terms of the TDS, CP Walker & Son will hold the deposit until the end of the tenancy. At the end of the tenancy, there will be a final inspection to determine whether there is any damage to the property or other breach of the tenancy agreement. For clarification, tenants are not held responsible for the normal wear and tear of the decorations or furnishings. They are, however, held responsible for any damage caused. If you have complied with the terms of the Tenancy Agreement, the Deposit will be returned in full following the final inspection following the vacation of the property. Otherwise, the Landlord will propose to withhold sufficient deposit to attend to any items. If there are any disputes about this, the matter will be referred to the TDS to resolve.
Household Bills
Tenants are responsible for the payment of all utility charges associated with the property throughout the period of their tenancy (including gas, electricity, and water bills, Council Tax, TV licence, telephone and internet bills). The Tenant must not change the supplier of the gas or electricity without prior written consent.
Insurance
The Tenant is responsible for maintaining insurance on his/her own belongings. There are several insurance companies (notably Endsleigh) that offer Policies specially designed for students. However, it is always better to check with your parents’ home policy as usually this can be extended to offer cover on your term time address. This can often be done at nil cost.
Repairs
The Tenant is responsible for keeping the interior of the property in good and clean condition and repair (subject to the principles of fair wear and tear). The Landlord is responsible for the repair of the structure and exterior (including drains, gutters and external pipes), the installations for the supply of water, gas, electricity and sanitation and the central and water heating systems.
