Tenancy Agreement
All tenancies created are joint tenancies (to avoid problems with TV licensing and with Council Tax problems with HMOs) though each landlord will usually view rent payment on an individual basis (i.e. each person is responsible for their own rent, not everyone else’s—for further details, contact our office). The contract is an Assured Shorthold Tenancy granted for a period of 10, 11 or 12 months. In the case of undergraduate students that are not living in properties over the summer, rent for the months of July and August is charged at half rate. You should be aware that the Student Advice Centre in the Portland Building offer free advice to anyone concerned about what they are being asked to sign up to. Copies of our Tenancy Agreement are available on request.

Inventory
On completion of the Tenancy Agreement, you will be given an Inventory & Schedule of Condition that lists any contents supplied with the property and comments on the general condition. This then forms a record of the property and its contents as at the start of the lease for the benefit of both parties at the end of the tenancy.

Rent Payments
Rent is payable monthly in advance. Please note that this is charged per calendar month rather than four weekly (to calculate the weekly equivalent, see the table below). The first rent payment is due at the contractual start date of the agreement. Subsequent payments are made by standing order on the corresponding day of the following month.

Rents are quoted for the entire property. On occasions, groups may decide to split the total rent differently so that, for example, tenants with larger rooms pay more. If you are proposing to do this, please let us know when you submit the Tenancy Application so that each tenancy agreement can be completed accordingly.

Deposit
A Deposit is paid equivalent to one months rent plus £50 per person. CP Walker & Son are Members of The Tenancy Deposit Scheme (TDS) run by The Dispute Service. From 6 April 2007, it is law that all deposits held by landlords are protected by a tenancy deposit protection scheme. In accordance with the terms of the TDS, CP Walker & Son will hold the deposit until the end of the tenancy. At the end of the tenancy, there will be a final inspection to determine whether there is any damage to the property or other breach of the tenancy agreement. For clarification, tenants are not held responsible for the normal wear and tear of the decorations or furnishings. They are, however, held responsible for any damage caused. If you have complied with the terms of the Tenancy Agreement, the Deposit will be returned in full following the final inspection following the vacation of the property. Otherwise, the Landlord will propose to withhold sufficient deposit to attend to any items. If there are any disputes about this, the matter will be referred to the TDS to resolve.

Household Bills
Tenants are responsible for the payment of all utility charges associated with the property throughout the period of their tenancy (including gas, electricity, and water bills, Council Tax, TV licence, telephone and internet bills). The Tenant must not change the supplier of the gas or electricity without prior written consent.

Insurance
The Tenant is responsible for maintaining insurance on his/her own belongings. There are several insurance companies (notably Endsleigh) that offer Policies specially designed for students. However, it is always better to check with your parents’ home policy as usually this can be extended to offer cover on your term time address. This can often be done at nil cost.

Repairs
The Tenant is responsible for keeping the interior of the property in good and clean condition and repair (subject to the principles of fair wear and tear). The Landlord is responsible for the repair of the structure and exterior (including drains, gutters and external pipes), the installations for the supply of water, gas, electricity and sanitation and the central and water heating systems.
