Tenant Fees

This information is intended to inform prospective Tenants of 'professional' properties of the fees they can expect to incur during a typical tenancy. Please read and understand this information carefully before deciding whether to apply for a property.  Please note that separate fees apply to 'student' properties.  These can be seen on our 'Student FAQs' and Student 'How to Rent a Property' pages.

New Tenant Application Fee Taking up references for a new tenant joining an existing Tenancy £75 including VAT payable by the new tenant On acceptance of the new Tenant’s application
Early release Fee If Tenant wishes C.P. Walker & Son to advertise the property to find replacement Tenants if the Tenant is seeking an early surrender of their Tenancy (i.e. during the fixed term of a Tenancy) £175 including VAT When existing tenant instructs C.P. Walker & Son to readvertise for replacement Tenants
Pet Fee If a Landlord consents to pet(s), a non-refundable  payment to the Landlord of £100 including VAT per animal is required £100 per pet.  Note: a separate ‘Pet Agreement’ applies – please ask for details When permission for pet(s) is given
End of Tenancy Cleaning Tenants are contractually obliged to pay for properties to be professionally cleaned at the end of their tenancy Dependent on size of property and its condition at end of Tenancy End of Tenancy


Breach Fee

When Tenant is in breach of relevant clause in Agreement (e.g. 'bounced' cheque; late rent payment; failure to put out/away refuse bins) £30 including VAT per breach Within 14 days of confirmed breach

CP Walker & Son is a member of the "Ombudsman Services: Property" Redress Scheme.

"C P Walker and Son was always friendly, businesslike and overall very pleasant to deal with, from my first viewing of the rented property, through periodic quarterly inspections up to the final inspection which was done when handing back the keys.
