Selling a house is usually one of the biggest financial transactions of your life. We believe it is pivotal to select an Agent you can trust.

Founded in 1896, C.P. Walker and Son have been selling houses in and around Beeston for over 115 years, a record we are rightly proud of. We have an excellent track record of sales and unequalled local knowledge.

C.P. Walker & Son are the right choice to sell your property because:

  • Our experience spans the whole property market – Sales, Lettings, Management & Insurance
  • We know how to apply our knowledge and understanding to act in your best interests

Our Prime Location

Over the last few years we have carried out some major changes to our premises at 107 High Road, Beeston, rebranding externally, expanding and creating bright modern and attractive office space with the biggest estate agency display windows in town.

Buyers and tenants are welcomed and encouraged to browse at their leisure through our internal displays and internet browse points.

Our staff are always on hand to offer advice and talk through the particulars of our properties, to book viewing appointments and add people to our mailing lists.

Our Outstanding Marketing Material

Although the majority of house hunters search online for property particulars, there is still very much a place for the printed sheet.

Indeed, many people who first see our properties online will contact us for the printed details. So we make sure that there are good descriptions, plenty of colour photographs, floor plans and a copy of the Energy Performance graph.

Our Tailored Approach to Viewings

There are two schools of thought when it comes to viewing appointments.

Some think the best person to show a property is the person who lives in it. The occupier knows the ins and outs of their home, the running costs and the benefits it offers such as schools and shops and local amenities.

However, it is easy to forget the things you take for granted each day and let's face it, some people feel uncomfortable being a salesperson.

The second opinion is that an estate agent gets the most from a viewing appointment, being able to give an impartial view and perhaps provide a different perspective to a buyer's objections.

On top of this, prospective buyers aren't afraid to let us down by telling us that a property isn't for them. When the occupier shows the property, the person viewing might not want to offend.

So, those are the two sides. We believe there can be a very happy marriage of them both and will gladly carry out viewing appointments if our clients prefer. It is part of our job and comes within our fee at no additional charge.

Our Selling is Proactive

It is all too easy to put a house on the market, advertise it online and then sit back and wait for the phones to ring.

We wouldn't feel happy taking a fee from you for so little effort, so from the moment we receive your instructions, we get to work.

Producing high quality details, making sure the property goes on all the major portals, displaying it in our windows and on our walls is just the start.

We match the property to our many prospective buyers, text our new listings to them, email them the sales particulars and ring them to tell them about the property.

We contact everyone we can and concentrate on people who we know to be actively viewing similar properties. After the details are received, by one or other of the afore-mentioned means, we make contact to see whether they are of interest or not and offer viewing appointments.

Our Dedication to Service Standards

One main complaint by many sellers is the lack of contact from their agent. We firmly believe in keeping you, the seller, in contact with every step of your sale from the point of instructing us to sell your property through to exchange of contracts. CP Walker and Son's reputation over the last century is evidence of these standards.

We will call you after each viewing to relay any feedback to you from your viewer be it positive or critical. We will also be in contact regularly suggesting fresh ways to improve activity levels if viewing figures fall.

Our service standards don't stop when we do find you a buyer, as we will regularly be in contact with your solicitor, mortgage advisor and other agents that may be involved in your chain to ensure an exchange of contracts as soon as possible.

Our Wide Internet Coverage

It is claimed in some parts of the media that up to 95% of house purchase searches are first started on the internet and with the amount of excellent information available on the World Wide Web, it would seem to make perfect sense.

The Property Portals have many ways of alerting buyers as soon as new property matching their requirements comes to the market and buyers can tailor their search criteria very specifically.

Naturally, with more and more people going to the internet first when they start their search for a new home, we are always looking for new sites and new ways to make sure we give your property the best and widest coverage.

We made the maps on our own website more informative, showing local schools, shops and transport facilities, we put 3D floorplans on and even introduced a virtual tour program. We strongly believe that the more informative we are, the more interest we receive and the better quality the viewing appointments are.

We advertise our properties on many websites including Rightmove; Prime Location; Zoopla; Find a Property; and C.P. Walker & Son.

"Our agent Dominic was extremely patient when we came across some issues with the vendors and always did his best to move things along and thankfully disaster of the chain falling through was averted."
